Impact of Using BIM on Risk

Research by Dodge Data & Analytics has repeatedly demonstrated that use of BIM reduces rework, reduces RFIs and has a positive impact on project cost and schedule, especially when it facilitates the transfer of reliable project information between team members.

Owners, GCs and trade contractors who use BIM or see BIM used on their projects were asked if they agree that the use of BIM decreases risk on projects. In general, over half of respondents agree that BIM reduces risk on their projects.

However, approximately one quarter of owners and one third of contractors also remain neutral on the impact of BIM on risk. Owners currently are most likely to report that using BIM reduces risk. Two thirds of owners (67%) agree that BIM decreases risk on their projects, compared with 57% of GCs and 54% of trade contractors.

Previous SmartMarket Reports have demonstrated owner condence in the impact of BIM on their projects, including the 2015 Measuring the Impact of BIM on Complex Buildings SmartMarket Report.

The SmartMarket surveys always include Case Studies from their findings. Here's an excerpt from a BIM-related Case Study within this report:

Enhancing Knowledge and Communication (Case Study)

A particular risk identified in the project analysis was the location of the architect and a number of the design team’s engineering consultants outside the region.

To ensure this posed no disadvantage, Gilbane implemented a design assist strategy, retaining a structural and historical consultant in New York to enable all members of the design team to function as effectively as if they themselves worked in the city. Extensive use of BIM facilitated the team’s communication.

Examples on the use of BIM processes to enhance construction worker & site safety are highlighted by contractors in the report.

BIM provides the value of visually simulating construction safety situations. Turner Construction and Skanska Construction discuss their use of BIM for Safety in two separate areas of this 50-page report:

1) Emerging Uses of Technology to Advance Safety

The continued adoption of digital tools such as Building information Modeling (BIM), has prompted some construction firms to explore the potential uses of these tools for safety planning and training.

  1. Site Safety Plans
  2. Code Checking
  3. Safety Planning, Training and Evaluation

2) Wearable Devices and Onsite Safety

Technologies that attach to—or are incorporated in—standard safety equipment such as vests and helmets can be part of a system that warns workers and/or supervisors when risks arise and can also provide data for analysis after incidents occur.

  1. Identifying Worker Skills,
  2. Training and Locations
  3. Warning Systems Augmented and Virtual Reality

Design-Bid-Build: 38% of architects and 22% of contractors find this to be the best system to reduce project cost.

RSMeans: 2014 Report Indicates 50% of US Projects over $10M use Design-Build

Design-Build: 43% of architects and 50% of contractors find this to be the best system to reduce project schedule, and a higher percentage of owners using this method report projects finishing ahead of schedule than with the other two systems.

Construction Management at Risk: A higher percentage of owners doing projects that employ this system find that their projects that employ this system find that their projects are under budget(33%) and 60% report being very satisfied with the projects they have conducted, which is at least 20 percentage points higher than those using design-bid-build or design-build.

BIM Report Contributors: 391 owners, architects, engineers and contractors indicated they had a moderate to high level knowledge on the use of BIM within their organization.

  1. 40 Owners

  2. 183 Architects

  3. 68 Engineers

  4. 100 General Contractors

Excerpts:

However, by 2015, many companies have gained deep experience with the use of BIM. Therefore, we believe the time has come to take the critical next step in the research and to establish the specific level of impact BIM has on 10 types of design and construction activities.

To do so, we asked respondents to quantify the positive impact of BIM for six specific metricsthat could be measured in terms of percentage of improvement. The research focuses specifically on complex projects because they offer the best opportunity to experience the powerful benefits BIM provides.

These 10 Activities of Planning, Design and Construction defined the real Impact of BIM on Key Outcomes for Complex Projects:

  1. BIM Impact on Owner Engagement and Understanding

  2. BIM Impact on Design

  3. BIM Impact on Documentation and Constructability

  4. BIM Impact on Estimating and Bidding

  5. BIM Impact on Construction Phasing and Logistics

  6. BIM Impact on Contractors' Understanding of Design Intent

  7. BIM Impact on Cost Control and Reduction

  8. BIM Impact on Schedule and Project Duration

  9. BIM Impact on Unplanned Changes, Rework and Out-of-Sequence Work

  10. BIM Impact on Labor, Safety and Material Waste

BIM Presentation Description:

"How BIM Changes Everything"

Building Information Modeling (BIM) is a process that offers multiple opportunities to automate and better coordinate the construction documents and specifications, from a 3D computer model. BIM authoring software (Revit, Bentley, ArchiCAD, Vectorworks) allow multiple users (disciplines) to work simultaneously in the facility model file during the construction + design processes.

This collaborative workflow uses new tools for programming & project phasing, creating specifications & cost estimates, and prefabrication & commissioning documentation.

Learn how the BIM process is redefining

  1. the project workflow,
  2. team roles & responsibilities,
  3. marketing of services,
  4. contractual BIM deliverables defined by both private & public BIM mandates; with an ongoing requirement for training & professional development.
